What Purified-Water Window Cleaning Actually Does

Purified water has nothing dissolved in it, so it pulls dirt off the glass and dries without spots or residue. That one fact explains why the glass stays clean longer.

Storefront glass dried spot-free after purified-water cleaning

When Eco Cleaning Window Services cleans storefront or home windows in Dallas, we use purified water instead of soap and a squeegee, and clients often ask what the difference is. In one sentence: purified water has had its dissolved minerals removed, so it actively pulls dirt off the glass and then evaporates leaving nothing behind, no spots, no streaks and no soap film. Everything else about the method follows from that.

Why Dallas tap water leaves spots

Dallas water is moderately hard. It carries dissolved calcium, magnesium and other minerals measured as total dissolved solids, usually somewhere around 150 to 250 parts per million depending on the source that week. When a drop of that water dries on glass, the water leaves and the minerals stay. That is the white spotting you see on patio glass near sprinklers and on any window someone rinsed with a hose. Soap makes it worse: soap residue is sticky, so dust lands on it and the window looks hazy within days.

What "purified" means here

Our system runs tap water through a sediment filter, a carbon filter, reverse osmosis and finally a deionizing resin. The result measures at or near 0 parts per million. Water at that purity is slightly unstable, which is the useful part: it wants to dissolve things again, so it grabs dirt, pollen and mineral film off the glass more aggressively than tap water would. When it dries, there are no minerals to leave behind.

How the cleaning actually happens

1. Scrub

Purified water is fed through a pole with a soft brush at the top. The brush agitates the glass, frame and sill while water flows through it. This loosens the dirt and lifts it into the water.

2. Rinse

The brush is lifted a few inches off the glass and the flow is used to rinse from the top down, sheeting the dirty water off the pane. On a storefront this takes under a minute per panel.

3. Dry on its own

There is no squeegee. The remaining film of pure water simply evaporates. Because nothing is dissolved in it, the glass dries clear. This is the part that surprises people the first time they watch it.

A water-fed pole scrubs and rinses from the ground, then the glass dries on its own.

What it is good at

  • Exterior glass of any height up to about three stories, cleaned from the ground with no ladder against your facade.
  • Frames and sills at the same time, because the brush washes them along with the glass. Traditional cleaning usually leaves the frames.
  • Glass that gets sprayed by sprinklers, because the method removes light mineral spotting rather than adding to it.
  • Staying clean. With no residue to attract dust, the window holds its finish longer, which lets many clients stretch the interval between visits.

What it is not for

Purified water is not a solvent. Heavy grease, paint overspray, sticker adhesive and construction debris need a scraper or a chemical pre-treatment first. Deep mineral etching from years of sprinkler contact needs a restoration polish; the water will clean the surface but cannot undo the etch. Interior glass is usually done by hand with a squeegee because there is nowhere for the rinse water to go, though we still use purified water in the bucket for the same spot-free result.

Is it really "eco"?

It uses no detergent, so nothing but water runs onto your sidewalk, landscaping or storm drain. The filtration wastes some water during reverse osmosis, which we offset by using less overall than a hose-and-soap job, and the resin is recycled when exhausted. It is not magic; it is a cleaner process with less to clean up.

How it compares on a typical Dallas storefront

On a restaurant front with eight tall panels, two doors and a patio divider, a traditional soap-and-squeegee clean takes about an hour and leaves the frames untouched. The same front with purified water takes roughly forty minutes, includes the frames and sills, needs no ladder, and dries without the faint streaks that show up at four in the afternoon when the sun comes across the glass. The difference is most visible on the lower panels near the sprinklers, where tap water would have added new spots while removing the old ones.

What to expect on your first visit

If your glass has not been cleaned with purified water before, the first pass sometimes leaves a faint residue as old soap film is pulled out of the frame seals. We rinse twice on first visits for that reason. From the second visit on, the glass dries clean every time.
